Terms and Conditions 1. Introduction Welcome to the website of PT Investment Property Management ("we," "us," or "our"). These terms and conditions ("Terms") govern your use of our website and the services we provide. By accessing or using our website, you agree to comply with and be bound by these Terms. If you do not agree with these Terms, please do not use our website or services. 2. Agreement Acceptance By using our website or making a reservation through our platform, you agree to these Terms. If you make a reservation on behalf of others, you confirm that you have their authority to do so, and they also agree to these Terms. 3. Reservation and Payment You agree to pay a 50% non-refundable deposit when booking and the remaining rent amount not later than the check-in date. All payments made are non-refundable. All rental prices already include a 10% service charge. 4. Property Rules You agree to adhere to all property rules, including quiet hours from 22:00 PM to 07:00 AM. Smoking is strictly prohibited inside the rooms, and pets are allowed on the property subject to adherence to any pet-related terms and conditions specified in the rental Agreement. No parties are allowed. 5. Services and Extra Charges Our properties include various services in the rental price, as detailed in the property description. Extra services can be provided for an additional charge, and these should be ordered and paid for in advance. 6. Security Deposit and Damages A security deposit is required. In case of damages, the security deposit will be used to cover the costs, and any deductions will be documented with photographic evidence. An additional security deposit may be required for bringing pets. 7. Termination and Cancellation We reserve the right to terminate this Agreement in the event of violent behavior, violation of the law, or intentional damage to the property. You may terminate this Agreement by providing written notice at least 1 day prior to the desired termination date. All payments made are non-refundable in both cases. 8. Indemnification and Liability You agree to indemnify and hold harmless PT Investment Property Management from any claims, losses, damages, liabilities, or penalties arising from your actions, negligence, or violations of these Terms. 9. Maximum Occupancy and Extra Charges The maximum occupancy included in the rent is 8 adults, plus children under 8 years old if sharing a bed with parents or utilizing an available crib. Additional persons require an extra bed, as stated in the rental Agreement - additional charges apply. 10. Extra Security Deposit for Pets If you plan to bring a pet, an additional security deposit will be required. This deposit is intended to cover any potential damages or cleaning required due to the pet's presence. 11. Governing Law and Jurisdiction These Terms are governed by the laws of Badung, Bali, Indonesia. Any disputes will be subject to the exclusive jurisdiction of the courts of Badung, Bali, Indonesia. 12. Communication Official communication will be conducted through email or messengers such as WhatsApp, etc. 13. Amendments and Modifications We reserve the right to amend or modify these Terms at any time. Any changes will be effective upon posting on our website. 14.
